Water vapors droplets, which escape from this type of system in the form of aerosols, can contain legionella bacteria and expose people to contamination. In divided co-ownership, this element is generally referred to as a common portion by the declaration of co-ownership. It is therefore up to the syndicate of co-owners to maintain and conserve it.
WARNING ! Under the Building Chapter of the Safety Code, a water cooling tower is subject to maintenance requirements and various checks. In particular, the union must keep a register, file an annual declaration with the Régie du bâtiment du Québec within the prescribed deadlines, take samples and analyze samples, according to certain terms and intervals. A maintenance program must also be drawn up and signed by one or more members of a professional order and reviewed by them every five years.
