Definition : Water cooling tower

Water cooling system designed to reduce the heat that emanates from the capacitors of the refrigeration units. Water cooling towers are usually located on the roof. Water vapors droplets, which  escape from this type of system in the form of  aerosols, can contain legionella bacteria and expose people to contamination. In divided co-ownership, this element is generally referred to as a common portion by the declaration of co-ownership. It is therefore up to the  syndicate of co-owners to maintain and conserve it.

 WARNING ! Under the Building Chapter of the Safety Code, a water cooling tower is subject to maintenance requirements and various checks. In particular, the union must keep a register, file an annual declaration with the Régie du bâtiment du Québec within the prescribed deadlines, take samples and analyze samples, according to certain terms and intervals. A maintenance program must also be drawn up and signed by one or more members of a professional order and reviewed by them every five years.
