Measure of the surface area of a private portion shown on the cadastral plan and reported in the certificate of location. It is established by the land surveyor when the cadastral plan of the immovable is drawn up. This area corresponds to the built up floor area, after deducting the areas occupied by the common portions that surround, pass trough or are located in the private portion, such as :

WARNING! When reselling a private portion, the area recorded in the listing prepared by the real estate broker must be that appearing on the cadastral plan (i.e. the net area) and not that originally mentioned on the architectural plans (i.e. the gross area).
