Verification of fire alarm and detection systems

239-achat-condo7 August 2024 - The Building Chapter of the Safety Code (CBCS) requires the periodic verification and maintenance of fire alarm and detection systems. Like building owners, syndicates of co-owners must periodically inspect and maintain their fire alarm and detection systems to comply with CAN/ULC-S536 standards.

To help concerned parties properly assume their responsibilities in this regard, the Régie du Bâtiment du Québec (RBQ) has published a technical information sheet specifying the verifications required by the CBCS. This sheet also outlines the profile of contractors authorized to perform the necessary corrective work if a system is found to be defective or not fully functional. Installation, repair, and modification work on a fire alarm system must be carried out by a contractor holding the appropriate license(s).

As for the inspection, it does not require a license. However, the RBQ advises caution during this step because if any work is needed, the unlicensed contractor cannot perform it themselves. It would then be necessary to enlist the services of a second contractor who holds the required licenses to carry out modifications, repairs, or replace faulty components.
